Why should I use a Real Estate Professional when buying a new home?

Over 80% of new home buyers use an Agent. Real Estate commissions are set aside to be paid out on every new home. We know what to negotiate on, ask for, and expect. It's your choice however why wouldn't you want to have someone on your side? The sales agent in the models work for the builder and may not have your best interests in mind. When you use us, you not only get our service of representing you, you also get the best cash back rebate in the entire state of Florida!

Can you go look at New Homes without with you?

You should first register with us and let us know of any communities you’d like to visit before you visit them. Some communities and Builders require us to accompany you in person on your first visit or they may not let us represent you. We will first contact the builders and find out their requirements for us to represent you. If you do choose to visit any new home communities without us, be sure to let the Builder know you are working with a REALTOR® and share the Realtors information which comes on your Rebate Certificate. In some cases we are required to be with you on your first visit.

Is this for real?

Rebates can save consumers several thousand dollars in a single transaction. For example, if a broker offers to refund one-third of its commission to the homebuyer, the average buyer of a $300,000 home could save $5,300 (based on the 3% commission rate typically earned by the buyer’s broker).

What is a Buyers Rebate?

Rebates are typically payments from the real estate broker to his or her client during or after closing. Rebates may include gift certificates, closing-cost payments, or free ancillary services such as moving services. In this case you receive a credit at closing according to lender approval.

What is considered a New Home?

Any home sold by a builder including Quick Move Ins, Inventory Homes, and even built from the ground up. Any home you can buy from a Builder which normally pays 3% or higher commission to buyers Broker. That's how we can make this happen for you. All parties involved must be notified and requires Lender approval. This is what we call a Win-win.

Does this work for re-sale homes?

Yes. Resale home purchases will require us to schedule showing appointments, negotiate offers or write amendments, and personally be present at things like home inspections, walk-throughs, and so on. Our rebate program will still allow a 1% Cash Back Rebate to you the buyer which can be huge. Simply remember our transaction fee that is deducted from the rebate which is a very low .002 (2/10th of 1%) of the purchase price plus $189. Of course, all parties involved must be notified and requires Lender approval.

Purchase price requirements?

No minimum requirements as long as 3% or higher commission is paid to our broker at the least. In the case that a lessor commission amount is paid the difference will be shared in the same manner. Just remember this Rebate will have no cost to you and overall keep more money in your pocket is a good thing. Remember that all parties involved must be notified and requires Lender approval but It's a win-win for everyone.

Any additional fees to pay?

No additional fees outside of our transaction fee which is deducted from the rebate amount so in essence there is zero cost. Our fees are very low in fact one of the lowest in the industry. Out of the thousands saved on your purchase the transaction fee is only .002% (2/10th of 1%) of the sale price of the home plus 189 dollars. All parties involved must be notified and requires Lender approval. *Example: $400,000 purchase price your rebate would be $8,000 minus a low $989 transaction fee which means you would receive $7,011 CASH BACK at closing simply for working with us. Awesome!

How much can I save?

Simple math. We are paid typically 3% of the purchase price. Although all parties involved must be notified and requires Lender approval. Our rebate is for new homes is 2% so if your new home purchase was say $300,000, then your rebate would be $6,000. Simply remember our transaction fee that is deducted from the rebate is a very low .002 (2/10th of 1%) of the purchase price plus $189. For this *example, the purchase price is $300,000. The transaction fee would only be $789 which makes your actual CASH BACK $5,211 for simply working with us. Win-Win and huge savings!

How is the "Cash Back" amount calculated?

The "Cash Back" for New Homes is calculated by taking 2% of the purchase price or commissionable amount of the sale and simply deducting our transaction fee from the Rebate. Out of the thousands saved on your purchase the transaction fee is only .002% (2/10th of 1%) of the sale price of the home plus 189 dollars. *Example: $400,000 purchase price your rebate would be $8,000 minus a low $989 transaction fee which means you would receive a $7,011 CASH BACK REBATE at closing simply for working with us and having a professional on your side. Actual rebate can fluctuate depending on Builders business practices and Lender approval when the buyer is obtaining a loan for any portion of the purchase. Customarily that amount is 3%. If a lessor amount is paid the difference will be shared in the same manner.
